Buying In Phoenix & The Valley
Phoenix Home Inspection Resources
A home inspection is your best look at a house before you commit to it. In Arizona, most buyers have 10 days after their offer is accepted to inspect, ask questions and request repairs.
Tim Tiller, MSW and the Southwest Horizon team help you plan your inspections, read the report and decide what to ask the seller for. You can use any licensed home inspector; below are local companies you can contact.

Why A Home Inspection Matters
Know What You're Buying
The inspection finds problems you can't see on a showing: the roof, wiring, plumbing, AC and structure.
Protect Your Options
Within the 10-day inspection period you can ask for repairs, a credit or a price change, or cancel the contract.
Plan Your Budget
You learn which big items, like the AC, roof or water heater, are near the end of their life before they surprise you.
Stay Safe
It flags safety issues, such as electrical hazards, pool barriers and gas leaks, before you move in.
Local Home Inspectors
You can hire any Arizona-certified home inspector. These local companies are listed in alphabetical order, with the inspections each one lists on its website.

You are free to choose any home inspector. Southwest Horizon Real Estate Services and Keller Williams Arizona Realty receive no compensation for referring you to these companies. Each inspector is responsible for its own services, licensing and reports. Check any inspector's Arizona certification with the Arizona State Board of Technical Registration.
Inspections To Consider In Arizona
A general home inspection covers the house top to bottom. These add-ons are common in the Valley; your inspector can tell you which fit the home.
Termite Inspection
The Arizona purchase contract asks buyers to check for wood-destroying insects during the inspection period, so most buyers add a termite inspection.
Pool And Spa
Checks the pump, filter, heater and surfaces, plus pool barriers, which the contract also asks buyers to review.
Sewer Line Scope
A camera runs through the main sewer line to look for roots, cracks or sagging pipe, which is a common add-on for older homes.
Roof Review
Tile, foam and shingle roofs age differently in Phoenix heat; ask your inspector what they see and whether a roofer should look too.
Mold And Air Quality
Optional testing when there are signs of past leaks, a musty smell, or anyone in the home has allergies.
New Construction
New homes get inspected too: before drywall, before your final walk-through, and again before the builder's one-year warranty ends.
Costs vary by home size and add-ons; each company quotes its own.
Phoenix Home Inspection FAQs
Do I have to use one of these inspectors?
No. You can hire any Arizona-certified home inspector you choose. These are local companies you can contact, and our team receives no compensation for referring you to them.
How long is the inspection period in Arizona?
Under the standard Arizona REALTORS® purchase contract, the inspection period is 10 days after your offer is accepted, unless your contract says otherwise. All inspections and your repair request need to happen inside that window.
What is a BINSR?
The Buyer's Inspection Notice and Seller's Response is the form you use to tell the seller which items you disapprove. You send one BINSR with everything on it, and the seller usually has 5 days to respond.
Are home inspectors licensed in Arizona?
Yes. The Arizona State Board of Technical Registration certifies home inspectors, and you can look up any inspector's certification on its website.
Should I go to the home inspection?
Yes, if you can. Seeing issues in person and asking questions makes the report much easier to understand, especially the walk-through at the end.
Do I need a home inspection on a new build?
It is a good idea. A new home can still have missed items, and an inspection before your final walk-through gives you a list to bring to the builder.
What if the inspection finds problems?
Every home has some. Tim helps you separate safety and major items from small fixes, then you can ask for repairs, a credit or a price change, or cancel within the inspection period.
Should I get an inspection if I'm buying a home as-is?
Yes. As-is means the seller may not make repairs, but the inspection still tells you what you are buying before your inspection period ends.
