Meet Your Mentor, Tim Tiller
, MSW
Tim Tiller, MSW is a North Phoenix REALTOR® and founder of Southwest Horizon Real Estate Services with Keller Williams Arizona Realty. Inspired by the guidance he received during his own first home purchase 30 years ago, he wrote “Breaking Free from the Rental Cycle” to pass that help forward. As a community organizer, he is passionate about putting homeownership within reach for more families.
His Master of Social Work shapes how he works: he listens first, explains each step in plain language and stays calm when a deal gets bumpy. He works as your real estate agent, not as a counselor.

First-Time Home Buyer FAQs
Is it better to rent or buy in Phoenix?
It depends on your monthly budget, how long you plan to stay and your savings. Owning builds equity with each payment, while rent does not. Over the last 12 months the metro Phoenix median listing price averaged about $489,000 (Federal Reserve Bank of St. Louis). Tim can compare your rent with a real payment estimate.
How much do I need for a down payment in Arizona?
Less than many renters think. Some loan programs allow a small down payment, VA and USDA loans can allow none for buyers who qualify, and Arizona down payment programs can help with the rest. Plan for closing costs too. A lender will show your options.
What credit score do I need to buy my first home?
Minimums depend on the loan type and the lender. A lender can check where you stand and tell you which loans you qualify for. If your score needs work, Breaking Free from the Rental Cycle covers practical ways to improve it.
Is there down payment assistance in Phoenix?
Yes. Programs include Home Plus, offered statewide by the Arizona Industrial Development Authority, and the City of Phoenix Open Doors program for income-qualified buyers inside city limits. Rules and funding change, so confirm with a participating lender.
How long does it take to buy a home in Phoenix?
Pre-approval can take a few days. Most of the time goes into finding the right home. Once your offer is accepted, closing follows the date set in your contract, which your lender and Tim will plan around.
Can I buy a home before my lease ends?
Yes. Many renters time their closing near the end of their lease. Read your lease's early-termination terms, and tell Tim and your lender your move-out date so the closing date fits it.
Who is "Breaking Free from the Rental Cycle" for?
Renters who want to own, especially first-time buyers. It explains renting versus owning, credit, down payments, debt-to-income ratios, house hunting and life after closing, in plain language.
How do I get a free copy of the book?
