5 Things First-Time Buyers Should Know About North Phoenix Homes This Fall
by
Picture a young couple, Maria and James, scrolling North Phoenix homes for sale at the kitchen table on a Sunday night. They’ve been renting for six years. They’ve watched the headlines about rates and prices, and every time they get excited, a new number scares them off.
If that sounds like you, take a breath. Buying your first home in Phoenix this fall is different from buying a few years ago, and in several ways it’s better for you. Here are five things every first-time buyer should know.
1. Rates are higher, so plan around the payment, not the headline
Mortgage rates have climbed this fall. Freddie Mac’s 30-year fixed average was 7.40% for the week ending October 15, 2026, up from 6.34% a year earlier.
That sounds discouraging, but the rate is only one part of your monthly payment. A trusted lender can help you compare loan types, rate buydowns, and seller-paid credits that lower what you pay each month. Your next step: get pre-approved before you shop, so you know your real comfortable payment, not just the most a bank will lend you.
2. You have more negotiating power than buyers have had in years
This is the good news hiding behind the rate headlines. Phoenix homes are spending an average of 67 days on the market, and nearly 47% sell below asking price, which gives buyers more leverage.
In plain terms, you may be able to ask the seller to cover part of your closing costs, pay for repairs, or help buy down your interest rate. A few years ago, buyers were waiving inspections just to compete. Today you can take your time and negotiate.
3. Down payment help is real, and more people qualify than you’d think
Many first-time buyers assume they need 20% down. They don’t. Arizona’s Home Plus program, run by the Arizona Industrial Development Authority, offers down payment and closing cost assistance, and its income limit is $155,386 in every Arizona county. That limit covers a lot of working households in the Valley.
There are also local options, including the City of Phoenix’s Open Doors down payment assistance program. Your next step: ask your lender whether they’re a Home Plus–approved lender, because only approved lenders can offer the program.
4. Under the NAR settlement rules, you’ll sign a buyer agreement before touring homes
Since the NAR settlement changes took effect, buyers sign a written agreement with their agent before touring homes. This is a good thing, not just more paperwork. The agreement spells out what your agent will do for you and how they’re paid, and you can negotiate its terms.
Ask questions, read it carefully, and make sure you understand it before you sign. A good agent will gladly walk you through every line.
5. Budget for the true cost of a Phoenix home
Your mortgage payment is only part of the picture. In North Phoenix, plan ahead for:
- Summer electric bills: cooling a home in July and August is a real expense
- HOA dues: common in many North Phoenix neighborhoods
- Property taxes and homeowners insurance
- Pool maintenance, if your dream home has one
Add these to your monthly budget now, and you’ll buy with confidence instead of surprises.
Your Horizon Starts With One Conversation
Maria and James didn’t need perfect timing. They needed a plan, a pre-approval, and someone in their corner. Your first home in North Phoenix may be closer than you think.
